Paintwork always refreshed when any room is vacant.Utilities: Power and water are additional monthly charges as metered but at lowest rates.

FAQ + Important Information

Q. I want to rent a room, what’s required, what are the upfront costs?
A. Before we accept new tenants, we need to conduct checks, so no immediate move-in until approved. We first require government-issued photo ID, proof of current employment contract or employer’s letter, or 3 most recent payslips for every intended occupant.
If approved you will be asked to pay a deposit online or at a listed bank equal to 2 month’s rental - this acts as a security deposit and keeps your rent always 1 month in advance.We do not charge any fees, however before moving-in you must complete the above steps and sign a binding Rental Agreement which you will confirm you have read and understood.Failure to make on time payments or failure to follow our conditions may be cause to request you to leave. Typical grounds for termination are smoking or vaping, drugs or alcohol abuse, noise or other disturbance,You must give us a month’s notice to terminate, upon your departure we will inspect the room, the security deposit will be transferred to your specified account, less any outstanding utility bills, property damage and overdue rental payment.

Q. I see the monthly rent advertised here; what extras will I need to budget for?
A. As with most rentals there are additional utility charges to be billed.
Water will be on the monthly invoice and is divided equally between all tenants based on the number of persons staying in each room.
Electricity is by own Meralco meter (or for a few rooms by sub-meter at that month’s Meralco per kWh charge).
Garbage fee is currently ₱50 per room per month to cover bags and collection - added on to the monthly invoice sent to every tenant.

Q. Why do you want a photo of everyone’s government ID, employer ID, and vaccination status?
A. For the security of ourselves, our custodians and other tenants we will vet and pre-approve all residents. Since Covid we have been asked by barangay officials to hold information about all occupants.
We also require contact information for everyone in case of fire, flood or other catastrophe where the authorities need to locate missing persons.
We ask you to verify/update with your caretaker on all occupants’ contact info as it changes.

Q. What about security?
A. There are security cameras outside the townhouses recording 24/7. In all our years there have only been 2 break-ins, the second was recorded and the culprits were recognized. We ask that all residents always secure the gate locks upon entering or leaving, if you see an unknown person - ask who they are and who they are visiting. If in any doubt immediately call the custodian.

Q. Fire and Health Risks?
A. To protect the properties and our tenants’ health there’s no naked flames or cooking inside any house.
For cooking, all Galves tenants are able to use the dirty kitchen available at the entrance to H and L.
All Inocencio compound tenants are able to use the dirty kitchen area and nearby hand pump.
Smoking and use of Vapes within the compound or houses is prohibited - any smoking or vaping must take place outside the premises on the public street. This to protect against risk of fire and secondhand smoke affecting the health of fellow tenants.
In case of any query please contact your caretaker/guardian.

Q. What about visiting guests?
A. For the safety and security of all tenants and the custodians we limit casual visitors.
Should you intend to invite a guest please ensure they are pre-registered with the custodian with ID and vaccination certificate/card shown before entering the townhouses.It is your own responsibility to vouch for your guest - if you don't know them well then they should not be invited to visit or sleep over, they are not to be allowed to wander around unaccompanied. We ask that all residents always secure the gate locks upon entering or leaving, Do not loan your keys or give passcodes to any visitor/guest.If any resident sees an unknown person - ask who they are and who they are visiting - in which unit. If in any doubt as to their status immediately call/text your custodian.

Q. Can I have family to stay with me?
A. Most rooms are suitable for 1-2 persons; short visits of one additional person is ok. Any time you have guests to stay please understand your monthly water share will increase dependent on persons and duration.

Q. Can I bring my child?
A. While we understand that you may have short term visitors that may include children; due to earlier experiences we regret that for the peace and quiet of all our residents we cannot accept children living in these units or left alone when on a short-stay visit.

Q. I have a very quiet dog/cat/lovebirds/parrot etc?
A. We trust you will find suitable alternative accommodation as we will not accept anything that moves or makes a noise — on the other hand, cuddly soft toys are welcome!

Q. What about garbage disposal?
A. Just throwing garbage out the window or onto the street is a big no-no. For health and hygiene of us all garbage collection is organized by the custodian who will advise collection days/times.

Q. We heard you have a CR policy - what is this?
A. Toilets are for human waste and toilet tissue only. Nothing else should be dropped into the toilet bowl and flushed away.
Various flood and odor-related complaints have been received over the years; when investigated/rectified usually caused by articles that should never have been flushed down the toilet… including cooked foods/grease/fat/oils; newspaper; printed pages; sanitary products; cat litter(we don’t accept pets!); toys; diapers!All toilet pipes have been checked and are clear. Therefore the room renter will be billed by management for labor (minimum 1 day callout fee) plus any materials to safely remove blockage and effect any needed repairs or redecoration - especially if this has resulted in damage to other residents’ rooms or their possessions. Simply put, if you didn’t eat it, don’t flush it!!
